| It will have a seated capacity of 220 seats | The rehabilitation performances of the â € œGin�s Rosaâ € ?? of the Sociocultural Center â € œLa C�rcelâ € ?? from Totana have entered their final stretch, whose infrastructure will finally have a seated capacity of 220 seats; ten less than before but more comfortable and modern. This infrastructure is not yet operational in the absence of completing some technical details, especially in the space for the stage.

The Council of Culture will inform later of the management that will be carried out of this renewed social and cultural space by the City Council for the use and enjoyment of the associations, organizations, entities and neighborhood groups of the municipality . The basic execution project was modified at the beginning of last summer in relation to some works that affected the electrical installation, the roof, the wall finish, the false ceiling and floor, works of air conditioning and the placement of the seats. On May 14, 2019, the work start-up certificate was signed in accordance with the previously approved and tendered project, the construction company being the company â € œPyco Proyectos Constructivos, SLâ € ??. Given that the work dealt with the intervention in a pre-existing building, of varying age depending on the part in question, and that there was no previous reliable documentation about its construction process and characteristics, Since the beginning of the works, actions have been taken and measures not contemplated in the project have had to be taken. In this way, it has not been necessary to disassemble the deck board, since it is in good condition; For this reason, it has not been necessary to disassemble the false ceiling structure, although the damaged plates have been replaced. In addition, the floor of the room, which is expected to be changed, was estimated to be in good condition, which is why it has been preserved, proceeding to the repair of specific faults, plastered, sanded and varnished. The planned electrical installation has undergone a �modification, since a new connection has been made directly from outside, avoiding affecting the original La C�rcel building; This forced a substantial redesign of the projected facility.

� It was necessary to include the costs of registering the new facility in Industry, which had not been anticipated in the project. The carpet envisaged in the project has not been considered adequate and another functionally equivalent solution has been sought; At the same time, it has been considered advisable to review and repair the air conditioning units, where appropriate, not included in the original project. Similarly, the wooden emergency door was in very bad condition and had to be replaced, since it had not been planned either. Once the amount of the previously planned works, necessary to properly complete the work for the required function, has been economically evaluated, the cost has risen by approximately 8% compared to the initial budget. The project budget amounted to 168,094.23 euros, corresponding to a contract budget of 201,713.07 euros plus VAT; In the bidding process, a reduction of 21.84% was obtained, which left the contract budget awarded in the amount of 157,631.10 euros plus VAT. Once the amendment has been drafted, it amounts to 182,114.38 euros, and the contract budget will be 218,537.25 euros, which applying the withdrawal obtained in the award process amounts to 170,778 , 45 euros.
